In recent years, Alanya has become an increasingly attractive place to live for many foreigners thanks to its livable climate and well-developed social structure. However, in order to reside legally in Turkey, certain legal procedures must be completed without error. According to the Law on Foreigners and International Protection (Law No. 6458) and the relevant regulations, foreigners must apply for one of several types of residence permits to stay in Turkey.

Types of Residence Permits Available:

The most common types of residence permits for foreigners in Turkey include:

  • Short-Term Residence Permit (for tourism, property ownership, business purposes, etc.)

  • Family Residence Permit

  • Student Residence Permit

  • Long-Term Residence Permit

Requirements for a Short-Term Residence Permit:

As of 2024, regulations have become more stringent, especially for applications made for touristic purposes. Applications without a legitimate justification are frequently rejected. Therefore, applicants are expected to base their applications on tangible reasons such as property ownership, commercial activity, medical treatment, or academic research.

The typical required documents include:

  • Passport (notarized Turkish translation)

  • 4 biometric photos

  • Valid health insurance

  • Rental agreement or title deed proving residence (notarized)

  • Proof of financial means (bank statement)

  • Online appointment form (obtained through the Immigration Administration’s system)

Obtaining a Permit through Property Ownership:

Foreigners who purchase real estate in Alanya and actually reside in the property may apply for a short-term residence permit. However, not every property with a title deed automatically qualifies. Having a certificate of occupancy (iskan) is especially important. In addition, the property must be clearly designated for residential use.

Important Notes:

  • Initial and renewal applications may require different sets of documents.

  • The declared address must match the actual residence to avoid issues during site inspections.

  • Certain neighborhoods such as Mahmutlar, Kargıcak, and Oba may have restricted zones for residence permits. Legal consultation is strongly advised before purchasing any property.
